Denver Apartment Rents Experts Dont Agree On Much

Denver apartment rents: Are they going up month-to-month and year-over-year, or are they going down?
Experts disagreed over last month's rental picture.
Over at San Francisco-based Apartment List, experts there reported "Denver rents have declined 0.9 percent over the past month, but have increased moderately by 2 percent in comparison to the same time last year. Currently, median rents in Denver stand at $1,050 for a one-bedroom apartment and $1,330 for a two-bedroom."
That's their opinion.
Over at Zumper, a San Francisco-based apartment finding firm, last month's rental situation looked a little different.
Denver is now the country's "16th most expensive city to rent. One bedroom prices grew 3.7 percent to $1,390, while two bedrooms fell 2.8 percent to $1,750. On a year over year basis, one bedroom rent is up over 10 percent."
So who's right?
In July, researchers at Apartment List said their methodology is more accurate. "Zumper calculates year over year growth based on a changing data composition, resulting in wild swings in their estimates. We use a same-unit analysis, similar to the Case-Shiller index, only comparing units available in both periods," said Andrew Woo, director of data science and growth at Apartment List.
